How many square feet do we need for our next office?

As a rule of thumb you can plan on between 150 to 200 square feet per person. Select the usage and square feet per use or user to determine your needs. These calculations are the actual measured spaces for each use. To arrive at your total 'useable' space required for your needs you must add 30% to the total in order to allow for corridors and the load factor. The landlord will add a 'core factor' in calculating your rent to arrive at your 'rentable' space.

Generally leases run for a minimum of three to five years so be sure to make provision for growth in personnel in your calculations.

Additional rules of thumb to assist you in your useable area calculations (quoted in sq. ft.):
Reception: 100 + 25/guest; Kitchen/Lounge: 50 + 15/person; File room: 7/file; Conference Room: 25/seat.
